Northborough

Project Summary 

The Northborough project is located on approximately 298 acres in the northeast corner of the Elverta Specific Plan area.  The Elverta Specific Plan was approved by the Board of Supervisors i​n 2007 after an extensive public outreach efforts. The Northborough project site was originally considered as a separate project in the Elverta Specific Plan as an agricultural residential community called Countryside Equestrian Estates. Although the specific plan was approved, the Countryside Equestrian Estates project was never finalized.  

In April 2013, the project applicant submitted a new application for the Northborough project, which proposed to rezone five parcels totaling 287 acres from AR-1 to residential densities ranging from RD-5 to RD-10 and O (Open Space) and develop up to 1,223 homes, an elementary school, and a park.  Since then, the project has been revised at the request of the County and the community to project with less density than originally requested.  The current project proposal includes two additional parcels that have been added to the project site and would develop up to 1,127 homes ranging in density from RD-4 to RD-7, as well as an elementary school, parks, and a community recreation center on approximately 298 acres.  

The Northborough project increases the planned density of the project site from what was approved as part of the Elverta Specific Plan.  The project required an amendment to the Rio Linda Elverta Community Plan to increase the maximum holding capacity of 4,950 dwelling units identified in both the community plan and the specific plan.
